We are pleased that you wish to spend some time at our delightful house, “Bladanel”. We trust you will enjoy it, and the local area and people, as much as we have over the past 25 years.
We have a local Manager who looks after Bladanel. Paul Thompson and his wife, Michelle, will be on hand if needed to assist and support you during your stay.

To confirm your booking, please complete the booking form below. We will send you full bank details with a provisional confirmation e-mail. Please read, understand and confirm that you accept the full Terms and Conditions below. Also please arrange a bank transfer for the advance rental of 25% of the holiday rental price agreed (rental + extras) and the security deposit of £200. Provisional bookings may be cancelled if the completed Booking Form and the 25% advance payment are not received by us within 5 working days unless otherwise agreed. On receipt of your completed Booking Form, acceptance of the applicable terms and conditions and the required bank transfer, we will confirm the booking which will then become binding on you (the Tenant) and us the Owners of Bladanel.
Please confirm the person who also takes responsibility for the party and this booking.
BOOKING CONDITIONS (the legal bit)
Except where otherwise expressly stated in these booking conditions, the Owners do not accept any liability where the performance or prompt performance of the Owner’s contractual obligations is prevented or affected by, or you otherwise suffer any damage or loss as a result of, “force majeure”. In these Booking Conditions, “force majeure” means any event which the Owners could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, pandemic, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire, disruption of public or utility services and all similar events outside our control.
The following conditions form the basis of your contract with us, the Owners of Bladanel.
The Property Owners (”Owners” or ‘we’ or ‘us’) and the tenant (“you” or “your”).
The Owners hereby agree to let the property to you on the following terms and conditions:
1. ARRIVAL/DEPARTURE TIME
Unless stated and agreed, only Friday to Friday bookings are accepted. You must ensure that you do not arrive at the property until after 5pm on the day of arrival and you must depart before 10am on the day of departure.
You must leave the property in the same state of cleanliness as you found it on arrival. You must also remove all rubbish and rubbish sacks from the property regularly throughout your stay and on departure. If you fail to do so, we will deduct a charge from your security deposit for any necessary additional cleaning and rubbish removal (see clause 4 below) at the rates of €25 Euros per hour if not arranged in advance + €15 Euros per sack or similar of rubbish disposal. If you give sufficient notice in advance (usually no later than 7 days before your departure from the property) additional final cleaning by the property Manager can usually be arranged at a rate per hour agreed with and payable direct to the Manager).
If you have any complaints concerning the property or your holiday, you must inform the Manager immediately (within 24 hours) allowing the complaint to be corrected at the earliest opportunity and in any event in writing within 7 days of the end of any booking. Regretfully, no liability can be accepted if the Manager is not so notified. Under no circumstances shall the Owners’ liability to the Tenant exceed the amount paid to the Owner by the Tenant for the rental period.
You will be required to pay a security deposit at the same time as the balance of the Rental is due. This is refundable in whole or in part (normally within 14 days after the property has been checked). All breakages, losses or damage and extra costs or charges will be deducted from the security deposit. Should the security deposit be insufficient to meet such costs or liabilities, an additional amount is payable by the person signing the booking form. We reserve the right to pursue such amounts.
5. INSURANCE AND TRAVEL DOCUMENTS
You must arrange full travel/holiday Insurance including cover for cancellations, accidents and ill-health. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details on receipt and take them with you on holiday. It is your responsibility to ensure you carry the correct documentation and comply with any applicable passport, health and visa requirements for your holiday. Requirements may change and you are therefore strongly recommended to check the up to date position with the Passport Office, appropriate Government web site, embassy or consulate as applicable, in good time before departure.
6. HOW TO BOOK
You must be at least 18 years old and submit a completed Booking Form, above. Subject to availability, we will then confirm your booking to you and request an advance rental and security deposit (see above). We will also issue our Final Invoice; this will show the balance, which is payable in cleared funds 8 weeks before your holiday starts. If we do not receive all amounts due in full and on time, we have the right to treat your booking as cancelled by you. In this case, all deposit monies (excluding any security deposit) paid and/or due at that time will be retained by/must be paid to us. We will however refund such monies if an alternative letting is achieved for the property, taking account of any loss incurred.
Rental prices may increase/decrease at any time (on www.bladanel.maison) but not after your booking has been confirmed. Prices are shown on that web site and are payable in the currency shown. Credit cards are NOT accepted. Payments by Bank transfer are normally accepted in £ Sterling unless otherwise agreed – other currencies are converted at the rate of exchange at the date that our bank converts the payment and any currency variation plus any additional bank charges or costs will be adjusted in the security deposit returned. Prices include gas, electricity and water, the use of the property and contents, its swimming pool and grounds. Heating, (extra electricity and wood and the pool heater if required) will be charged extra as appropriate. Telephones and wireless broadband are available. Calls are free to most countries using VOIP and calls to Bladanel from UK are at local call rates using the number 0844 2324437. Whilst there is an internet connection available, we are not liable for any loss or interruption and cannot guarantee the speed of the internet service. When using the internet downloading any copyrighted material is illegal and will be reported. Please note, changes and errors occasionally occur. At the time of booking and on receipt of your confirmation, invoice and directions to the property, you must check all the details of your chosen holiday.
By us, the Owners. Should we have to make a significant change to or cancel your holiday for any reason, you have the option of accepting the change, or booking an alternative date (if available) with your paying or receiving any difference in price, or cancelling your booking and receiving a full refund of all monies paid. Cancellation by you. If you cancel your booking within 8 weeks of your holiday, a cancellation charge of 100% (if more than 8 weeks 25%) of the total Rental cost will be payable by you. However, should we manage to re-let the Property for the same period you had booked, we will refund all monies you have paid.
9. LINEN HIRE
Linen can be hired in advance at the advertised rate. Linen will not be changed during a letting and includes sheets, duvet covers, pillow cases, bath towels, hand towels, bath mat and kitchen towel. Swimming towels and cot linen (the latter for legal reasons) are not supplied. Pillows and duvets are supplied.
10. SWIMMING POOL
The swimming pool will normally be available in mid, high and peak seasons. However this cannot be guaranteed. Please ask, when booking, for details. Diving is not permitted. French law requires pool safety measures but specifically states that parents/adults are primarily responsible for the safety of children and does not negate parental responsibility. It is hereby agreed that children will be supervised by responsible adults at all times particularly whilst children are in or near the swimming pools. The Tenant acknowledges that the swimming pool is unfenced and that there are several steps from the terrace which need to be used with care. There is a pool alarm which the client will agree to operate.
11. LOCAL CONDITIONS
Bladanel is a rural property. Tenants must expect the presence of animals, birds, insects and suchlike. In certain weather conditions/seasons these may be heard or seen in the house. There is little that can be done during the letting season to resolve such nuisance/inconvenience and must be accepted by Tenants as an inherent part of rural life. Whilst Bladanel is located in a very quiet rural area we cannot be held responsible for noise or any disturbance originating beyond the boundaries of the property or which is beyond the Owners’ or Manager’s control.
12. RIGHT OF ENTRY
The Manager reserves the right to enter the property at reasonable times to carry out both emergency repairs and normal maintenance including gardening, monitoring and maintenance work to the swimming pool.
We reserve the right to take any appropriate action, including immediate termination of the tenancy (when no refunds will be made and we will have no further liability to you) if any property including the pool and its grounds are abused or misused or if the number of persons staying at the property exceeds the number stated on your booking form. Pets are not allowed unless with our agreement in advance. Damage to the property or linings of swimming pools as a result of the fault or abuse (wilful, negligent or otherwise) by the tenants will be fully charged including cost of replacing a liner and consequential loss re future lettings. Tenants must not touch or interfere with any pool equipment or materials or similar equipment. Tenants are expected to behave in a respectful manner at all times, in particular regarding neighbours’ privacy and peace and quiet and to abide by any house rules. Smoking is not permitted within the Property.
14. GOVERNING LAW
This contract is governed by and construed in accordance with the laws of Scotland and the Tenant and the Owners submit to the exclusive jurisdiction of the Courts of Scotland.

We will use the information you provide solely in order to administer your booking. We may contact you by e-mail or phone (where necessary) to ensure that your arrival, stay and departure are smooth and that you have the information you need for a trouble free holiday.
We may contact you after your stay to seek suggestions for enhancing future holidays at Bladanel and in future to let you know of holiday availability and facilities at Bladanel. To enable us to do this we will retain your contact details for a maximum of three years, unless you ask us not to.
